Electrical Panel Thermal Inspection
Every panel checked with a thermal imaging device to identify hot spots before they become failures or fires.
Interior Lighting Inspection
Burned-out lamps identified and noted, fixture inspection, emergency lighting verification across the operation.
Exterior Lighting Inspection
Parking lot, building exterior, signage, and security lighting checked for outages and photocell function.
Rooftop Condenser Coil Cleaning
Critical for efficiency and lifespan. Rooftop condenser cleaning is scheduled at the appropriate point in the annual PM rotation for the equipment and season.
Exhaust & Makeup Air Service
Belts, bearings, motor inspection on kitchen exhaust fans and makeup air units. Critical for kitchen safety.
Walk-In Refrigeration Check
Walk-in coolers and freezers inspected for performance, gasket condition, refrigerant charge indicators, and temperature.

Four scheduled visits. One coordinated annual maintenance plan. The work is distributed across the year and performed by Elite Service technicians at the time-and-material rate quoted in your custom proposal.

Priority Dispatch

Select Customers receive priority routing ahead of transactional service calls when scheduling and emergency conditions allow. Your account, locations and equipment are already established before the call comes in.

Walk-In Refrigeration Standard Rates

Select Customers receive Advantage pricing on qualifying service calls and defined refrigeration response situations according to the agreement. The benefit is tied to an active preventive-maintenance relationship, not a one-time discount.

Documented Equipment Inventory

Covered equipment is cataloged with available make, model, serial information and service history. The goal is simple: your technician should not have to start from zero every time the truck pulls up.

Warranty Work Prioritized

If your covered equipment has warranty work, we handle it ahead of standard service calls. No waiting in line for repairs that should already be covered.

Multi-Location Coverage

Qualifying locations can operate under the same Select relationship. For larger restaurant groups, hospitality organizations and commercial portfolios, Elite Portfolio Service Management extends that structure across the operation.

Select Status Is Earned

If two consecutive scheduled quarterly PM periods are missed, the account may be removed from Elite Advantage. If Advantage pricing was used and the maintenance commitment was not fulfilled, the difference to standard service rates may be invoiced under the agreement. The program protects a real partnership, not a one-call discount.

How Select Status Actually Works.

No gimmicks. No subscription for the sake of having one. The commitment and the benefits are straightforward.

No. Elite Advantage is not something you buy. Preventive maintenance is billed according to the equipment, locations and scope documented in your proposal. Select status and its associated benefits are provided as part of a qualifying active preventive-maintenance relationship.
Because the entire point of the program is to stop treating the relationship as a series of unrelated breakdowns. Scheduled visits keep Elite familiar with your locations and equipment, create usable service history and give us opportunities to identify legitimate issues before they become emergency calls.
Select status depends on active participation. If two consecutive scheduled quarterly PM periods are missed, the account may be removed from Elite Advantage under the agreement terms. If qualifying discounted service was previously provided based on an Advantage commitment that was not fulfilled, Elite may invoice the difference between the Advantage rate and the standard service rate as provided in the agreement.
That is where Select status matters most. Active Elite Advantage customers receive priority routing, defined emergency eligibility and Advantage service benefits according to their agreement. More importantly, the account and equipment history are already established when the call arrives.
Yes. The proposal is built around the equipment and operating realities at your facilities. We do not add services you do not need just to make the agreement larger.
Yes. Preventive maintenance does more than reduce breakdown risk. Dirty coils, restricted filters, poor airflow and damaged refrigeration seals can make HVAC and refrigeration equipment run longer or work harder than necessary. Keeping those systems cleaner and operating properly helps protect both the equipment and the utility budget.
Absolutely. Qualifying locations can operate under a common Select relationship. Larger restaurant groups, hospitality organizations, property portfolios and PE-backed operators should also review Portfolio Service Management for centralized account standards, equipment history and escalation across the organization.
